Building Platform: Ideal orientation to the North East for ample sun.

Riparian Rights:

These afford unencumbered access to the coastal waters below the cliff to mean high watermark.

WAIHEKE:

This is an idyllic island located to the North East of Auckland City in the Hauraki Gulf. It is a 35 minute trip by the fully scheduled ferry service operated by Fullers.

It is home to a permanent population of 9,000 and is a very popular weekend / vacation destination. The population swells to about 40,000 over summer. It has a unique microclimate consistently 2 degrees warmer than, and with half the annual rainfall, of neighbouring Auckland.

It's increasing population, growing reputation as NZ's premium red wine producing district and unique natural environment, are fueling an insatiable demand for property in general. Available cliff top properties are rare and those which face towards the sun are at a premium.

The site is located within 2 kilometres of Oneroa, the Island's main township. It is near the end of a quiet rural road which runs along the top of a ridge. It has a generous easy building platform, set amongst native trees and allows a perfect private building location to nestle into the cliff top offering unobstructed northerly coastal views.

The site can accomodate a high quality architectural house that fits into its unique setting and which has been designed to provide maximum privacy and enjoyment for its owner.

Generous garden areas, vehicle maneuvering and more particularly private outdoor living space can be provided.

Other Site Assets:

The Island is not reticulated for sanitary sewer disposal or water supply. Accordingly all residential properties need to make provisions for both the disposal of effluent on site (requiring large site areas for transpiration directly related in size to the proposed size of house) and collection of water for domestic use via roof areas to on site storage.

As the Island has a relatively low rainfall (lowest in the heavily occupied summer months) some properties can augment this somewhat fickle supply source with deep bores.

The property has a 50% entitlement to the output of a new deep water bore which should ensure full supply indefinitely.

Architects preliminary design concepts:

A resource consent has been approved for this site for a high quality house suitable for holiday or permanent use. The consent is valid for 5 years.
