The following is a few thoughts/observations about the property from our vendor:
- The property name (from the original subdivision) is Te Ara Retreat (which means the pathway). Total area 2.7157 Ha.
- Vineyard Land lease to Cable Bay Vineyards 0.91 Ha. Annual return paid by way of cash and a few cases of Cable Bay wine (landowner to select). The vineyard is planted in Chardonnay (clone 95, 1677 vines). The wine from the land is consistently good and has always made the Cable Bay quality level.
- In addition on the land there are 80 olives. The fruit from these olives has to date gone into the Cable Bay olive oil. This arrangement can continue if desired.
- Accommodation The Winemakers Loft is a private self-contained loft apartment suitable for a couple. It is totally separate from the house and we find having guests does not affect our privacy. Qualmark rating of 4.5 stars. Turnover for the last financial year saw a healthy return. The website www.winemakersloft.co.nz is available with the property. We will also sell the chattels in the loft to any purchaser.
- The effluent system is larger than for a standard house as the property was originally designed to host large groups.
What they like about the property:
- Privacy the long driveway and covenanted native bush make this a very private property.
- Due to being nestled down in the valley the property is fairly sheltered from the wind.
- A lot of flat land. This is great for kids and enabling one to get around and enjoy the property. Also, lots of different areas to enjoy, for example, the hammock down in the vineyard.
- A big 3+ bay garage. You can store stuff away and the property always looks tidy. Can house 2 cars and a boat.
- The house is perfectly sited to capture all day sun. In addition the house was designed by an eco-architect which creates a very energy efficient and friendly house to live in. The house has concrete floors and mudbrick walls which act as heat sinks (warm in the winter, cool in the summer) and also has wool insulation. The house does not get condensation which helps make it a healthy house.
- Great open fire for the winter. However, most of the winter we only use 1 oil heater for the entire house.
- You can sit at the dining table with the windows open and look over the farm to the water. Also, outside dining to both sides of the house.
- Great neighbours Cable Bay Vineyard and the beautifully manicured Church Bay Farm.
- Potential for further development. We have concept plans for a courtyard including fireplace to the front of the house.
